One major aspect to be aware of is that the school will be the only provider of community facilities on the estate through the hire of its halls, classrooms and sports pitch. Following on from the above, whilst recognising the decidedly positive view that the school will be built, there exists nevertheless a document called an Overage Deed
(see the KEY DOCUMENTS page).
which allows for further residential development should the school not be built, ie starting with the 451st house which of course would be the first 1 over the 450 houses currently permitted in the development.
